As you’re building a new home, you want to make the most of the outdoor space. But should you enhance your investment with a deck or patio? Either can add significant value and attract potential homebuyers. Both help home buyers envision the life they want to have in the house.
A few critical points to consider:
ROI: The return on investment for a wooden deck is higher than for a patio. According to Remodeling magazine, you can recoup about 75% of the cost of a new deck versus 55% for a backyard patio.
Landscape: A patio requires a completely level area for building, whereas a deck provides more flexibility. Will spending the money to level the property be worth it? Additionally, depending on the grade in the backyard, a deck may give the homeowner a better view.
Cost: A deck can be more expensive than a patio, depending on the size and design. However, the ROI and sale-ability of the property will help offset that cost.
Maintenance: Homebuyers love low-maintenance features. Wooden decks require more maintenance than patios. However, patios can get cracks and stains and will need to be used cautiously in winter months when concrete can turn icy. Wooden decks will need to be regularly stained and/or waterproofed.
